Late Rent Payment
It is imperative that rental payments are paid on the due date. Late rental payments impact on the tenant as they are recorded thus creating a negative tenant profile. If you are having any problems paying rent it is important you contact your Property Manager immediately to discuss the situation.
Our Property Management Department diligently monitors all rental arrears and pursues any outstanding money for our Landlords.
Condition Report
The Condition Report establishes the condition of the property at the commencement of your tenancy and is used as a comparison at the end of your tenancy for your Bond Claim. You have THREE BUSINESS DAYS to complete and return the Condition Report. If you neglect to return the signed copy of the Condition Report as required you could forfeit your right to object if there is a disagreement at the end of your tenancy in regard to the condition of the property.
Routine Inspections
During the course of your tenancy, the premises will be inspected periodically by your Property Manager, after the required notice has been given. Apartment Superstore strives to provide the maximum notice required under the Residential Tenancies Act advising you of an inspection. Considering our property managers inspect hundreds of properties each year, we do not change inspection times due to your unavailability or inconvenience at the nominated time.
Photos
Part of the inspection may involve taking photos of the front and rear of the property and any arrears of concern inside (eg. repairs required). The tenant is required to advise our office prior to inspection, if they do not wish for any photos to be taken.
Keys
When you commence your Tenancy, you will be given one set of keys to the premises. Extra copies you may require for your Tenancy should be cut at your own cost.
It is recommended you change the barrels in all external doors upon moving into your new property. Please be aware that if you do change the locks you are required [as per the Residential Tenancies Act 1997] to provide our office with a complete set of the new keys; the same applies if you change the Security Alarm Code - the new Security Alarm Code is to be advised to your Property Manager immediately.
