The Property Investment Analysis

Bank Guarantees or Deposit Bonds?

Bank Guarantees and Deposit Bonds are two common forms of finance often used when purchasing apartments. These often are used for "off the plan" purchases or "long term" settlements.

With a Bank Guarantee, the bank provides a guarantee against the property to cover the initial deposit. The full price of the property is paid at settlement. This option releases capital for other purposes until settlement. The is a low cost option.

Deposit Bonds are less common and may not be accepted by all developers. They operate in much the same way as a Bank Guarantee but the provider is often an insurance company. Generally, the costs of both options are similar.
