The investment apartment

Australians love property and have one of the highest rates of home ownership in the world.  On top of this, the trend towards directing money into investment property is also gaining in popularity.

When considering buying an investment apartment the important factors to consider are:

  • Price - can you afford the mortgage repayments, even if you have several weeks' vacancy each year?  You should plan for 48 weeks rental income per annum.
  • Location - is it in a good location which will appeal to prospective tenants?
  • Amenities - are there suitable amenities for the type of property you are buying, i.e. a bed-sit suited to a student should be close to public transport and educational institutions.
  • Yield - what annual return will you get on your investment?
  • Maintenance - is the property in good condition or will it require ongoing  (and potentially expensive) maintenance?
  • Car parking - if this is not included as part of the purchase price, how important a factor is this for prospective tenants?
  • Capital growth - what is the potential for the property to increase in value, and is this a more important factor than the rent you can get each week?  It is often difficult for a property to deliver both strong capital growth and high yield.
  • Property management - will you manage the property yourself, or put it in the hands of a property manager?
  • Size of complex – is the apartment in a very large complex or a small development? Both have their pros and cons.
  • Body Corporate fees – these need to be factored into your costs.  The more facilities offered (lifts, pool, gym, concierge, gardens, etc) the higher the body corporate fees will be.
