Property Manager
Property Manager Nurit Brukarz has enjoyed a diverse career in property management, having worked in many different areas including North Melbourne, the CBD and Bayside. Nurit has an intimate knowledge of the rental market trends and prides herself on being highly organized and efficient in building good relationships with her clients and customers, be they landlords or tenants.

Selecting the right tenant
Our detailed and strict screening process aims to establish that tenants can meet the responsibilities of the General Tenancy Agreement. Tenant selection is in accordance with laws covering discrimination, residential tenancies and privacy. We keep you informed of rental applications, so you can take part in the selection and decision process.
 
As a member of the National Tenancy Database (an Australia-wide database providing information on defaulting tenants) we source up to date and previous rental records.  The National Tenancy Database has proven invaluable in cases where a tenant has chosen not to supply the correct information on their application.  This is just another service we offer to protect the property and ensure a worry-free tenancy.

 

Property Inspections
Prior to each tenant's occupancy, a condition report is prepared that thoroughly details all aspects of the property, including an inventory if applicable. Routine inspections are made regularly depending on the need and legislative requirements. Following each inspection, a comprehensive rcondition is prepared and submitted to the owner.
 
The purpose of the inspections is two-fold: firstly to highlight any immediate maintenance requirements and secondly, to suggest preventative maintenance or refurbishment that may be beneficial. Owners can then budget accordingly.
 
Neglect of minor repairs can often lead to major expenditure and the loss of a good tenant. Our attention to maintenance issues will ensure that problems are resolved quickly, by qualified trades people and at a reasonable price, within specified limits.
 
When tenants vacate we carry out a final inspection ensuring that it is left in an acceptable condition.

Apartment Superstore has a range of qualified, preferred trades people who are available as required. This minimises disruption facilitates maximum rental return.

 

Rental payments system
We provide prompt payment of all rental income by cheque or direct credit into landlords' nominated bank accounts as cleared funds. Rental statements are provided monthly. 
 
A range of rental payment methods are avaialbe:
- Reconnect Onecard system: Provides tenants with the ability to pay their rent over the phone, internet or through direct debit
- Rental Rewards: Debits the tenants credit card monthly
- Eftpos
- Credit card
- Money order or bank cheque

 

Maximum exposure of your rental property

Our aim is to maximise our clients' investment returns and minimise their time and effort involved in property portfolio management.

We provide extensive exposure of our client's properties to the rental market at a minimal cost.

Total Property Management

Office profile
Our office is open from 9.00am to 5.30pm Monday to Friday, 9.00am to 2.00pm on Saturdays as well as being on call to answer all enquires seven days a week.  Enquiry calls are transferred to the Property Manager after hours and on weekends, allowing any issues to be dealt with immediately.
